Modesto, CA Real Estate Neighborhoods


Village One:  This lovely residential area is in one of the newest areas of Modesto. It is located between Oakdale and Claus Roads going East and West and Sylvan and Briggsmore Streets going North and South. It is home to some of the best schools in the state, being part of the Sylvan School District, and is comprised primarily of two-story family homes. Parks dominate the landscape with very easy convenient grocery and retail shopping located nearby. Homes in this area have been selling recently in the $275,000 price range, excluding new constructions for Modesto Real Estate.  

Del Rio:  This Modesto Real Estate area is located just West of McHenry Rd is located near the prestigious Del Rio Golf Course. It is outside the rest of the city on your way to Escalon. Membership has its privileges and this area of Modesto will make your jaw drop. Every home is beautiful, with many different one and two-story layouts. Prices in this area begin at $600,000 up to multi-million dollar mansions.

Dutch Hollow: This Modesto Real Estate area is located between Standiford and Snyder Streets and is just a short walk to mall shopping and entertainment. It is an established area with most homes being single stories. Families with children would attend the Stanislaus Union School District for elementary and Modesto City Schools for high school. Homes vary in this area with a median price of around $400,000.

La Loma:  This Modesto Real Estate area is an older neighborhood of Modesto, located on the East and West sides of Oakdale Rd, just South of Scenic Drive and Yosemite Drive. Houses in this area are typically one story, with many various types of layouts. With family-friendly La Loma Park located nearby, it is a wonderful area for young families. Students attend Modesto City Schools and Downey High School. The median price for homes is around $300,000.  
  

Neighboring Towns

Oakdale:  The city just outside of Modesto is known as “The Cowboy Capital of the World” is a nice suburban community with a rural feel. It is located about 7 miles North East of Modesto and is a wonderful area to raise a family. Located only 45 minutes from the foothills and gold country, and only a short drive to the Bay Area, it is convenient for all your needs. It is a big city with a small town atmosphere. The Oakdale Joint Unified School District is excellent with more junior highs and elementary schools being built shortly.  The median price for a home in this area is $350,000.

Ceres:  This city is located a few miles South of Modesto. It is unique in that it is split in half by HWY99.  It is home to many new real estate developments and convenient shopping is nearby. This area is the most affordable of all of Modesto’s surrounding cities. It even still has the last remaining drive-in theatre in the Northern Central Valley. The median price for homes in this area runs at $230,000.

Turlock:  This area is located right next to California State University Stanislaus (CSUS), just East of HWY99.  It is a small suburban town which is growing due to the increasing developments around the town. It has convenient shopping with Super Stores and strip malls going throughout. It has a college town atmosphere but maintains its small town spirit. It has two high schools and is home to many new developments. The median price for homes in this town is $300,000.

Riverbank:  This area is just 2 miles North East of Modesto.  This town has many new developments and has many eating establishments along the main road in town. Although it may be small in size, Riverbank is expanding, adding a variety of retail shopping on the outskirts. It is famous for the Riverbank Wine and Cheese Festival, which has been a tradition in this area for almost 20 years.  The schools are very good, with a few elementary, one junior high and one high school. It is a gateway to all parts of the Central Valley with a main highway going right through it. The median price of a home in this area is $235,000.

Escalon:  This area is located 13 miles due North of Modesto. It is a small town located along HWY120, which offers a country feel to it. It has added many new developments in recent years, yet has not succumbed to urban sprawl. Although spread out, it is very family-oriented, and has some of the top-rated schools in the state. The median price for a residential home is $375,000.

Waterford:  This area is located 10 miles West of Modesto along HWY132. This area is a small suburban town, with state-recognized schools. It is fairly new in its development, but is a community with character. The median price for a home is $240,000 (many properties include land). Note: The sales tax in Stanislaus County is 7.375.

Manteca:  This area is located in San Joaquin County, 17 miles away from Modesto, and is home to over 55,000 people.  It has over 20 elementary schools in its district, and 5 high schools. It still has a small-town feel, and is home to convenient shopping and Big League Dreams (a place where adults can live their fantasies to play at different baseball parks). It has a wide array of homes ranging from Raymus Village to California Classics. Manteca is a wonderful place where a person can raise a family.  The median price for a home in this real estate market is $325,000.  Note: The sales tax in San Joaquin County is 7.875.

Salida:  This area is located North of Modesto. It has locations on both sides of HWY99, which area both residential and rural. It does have Mello Roos on most of its properties, but is an excellent area to raise a family. The schools are excellent and the town is located near many shopping centers, and has very easy freeway access. The median price for a home in this real estate market is $300,000.

Ripon:  This area located between Modesto and Manteca is a small town with 20,000 people. It has state-recognized elementary schools and has convenient shopping nearby. It is an older community, but is famous for its Almond Festival which occurs yearly in the spring. It has many new developments, and has very convenient freeway access. The schools are excellent, being part of the Ripon Union School District. The median price for a house in this real estate market is $350,000.



 


Tips for Finding the Perfect Neighborhood




1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2.  Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean?  Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?
What are the market values of the homes in the area?
Are there many houses for sale?
How long ago was the community developed?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3.  Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
